For Anne Arundel County landlords
One honest rate to manage your rental, no line-item surprises.
Plenty of managers quote a low rate, then add charges for visits, inspections, and coordination. We keep it to one clear percentage with the routine work included.

See what your property is worth
A rent estimate and a plain-English cost breakdown, usually within one business day.
How our fee actually works
The rate you sign is the rate you pay.
One rate. Nothing else added.
The add-ons stack up all year long.
What you'll actually pay
One transparent percentage of the rent, tailored to your property, this covers the day-to-day management, every month.
A single one-time fee only when we place a qualified tenant, nothing while the home sits vacant.
You see the exact rate and leasing fee for your property before you sign, never a surprise line item later.
A single-family home, a small multi-unit, or a portfolio each get a rate that fits, not a one-size-fits-all number.
We don’t mark up maintenance invoices or bill per visit. The rate we agree on is the rate you pay.

Marketing reach
Your listing goes where renters are already looking.
Every vacancy is photographed, priced against current comparables, and published the same day it goes live. Three steps, and none of them wait on us to get around to it.
Priced and photographed
Rent set against what actually leased nearby in the last ninety days, then shot properly so the listing looks like the home does.
Listed on Zillow and Bright MLS
The same day it goes live. Zillow puts it in front of renters searching directly; Bright MLS puts it in front of every agent with a client looking.
Inquiries handled in one place
Every inquiry, showing request, and application lands in one system with a timestamp, so nothing sits in an inbox over a weekend.
Where it appears
Three places, chosen because they are the ones that actually produce qualified applicants here.
What the flat fee includes
The whole rental lifecycle, one line on your statement.
From the first showing to year-end reporting, every stage of managing your home is covered by the same flat fee, no à la carte surprises.
Leasing & Tenant Placement
Full management or leasing-only, the work is the same.
Day-to-Day Management
Once a resident is in, the real work begins.
Maintenance & Emergencies
Coordinated with vetted local vendors, no markups.
Delinquency & Turnover
You shouldn’t face problem tenants alone.
Built for distance
Owning from a distance? We've got it covered.
With Fort Meade next door, many of our owners are deployed, relocating, or investing from out of state, and never have to set foot on the property. Enclave was founded by a retired United States Navy Chief, so the process assumes you are busy, moving, and not in Maryland.
Where we work
Anne Arundel County,
Based in Pasadena, we manage rental homes throughout the county. Local focus means we know rents, residents, and vendors block by block.
Questions owners ask
Before you hand over the keys.
How much does property management cost?
Pricing depends on the property, the number of units, and the services you need, so we quote it clearly up front rather than posting a one-size-fits-all number. Full-service management is a single monthly percentage of the rent, plus a one-time leasing fee when we place a new tenant. No setup fees, no maintenance markups, no hidden charges.
How quickly can you lease my property?
Most well-priced homes in our area lease within two to three weeks. We handle pricing, professional marketing, showings, and screening to keep vacancy as short as possible.
How do you screen tenants?
Every applicant goes through credit, income and employment verification, criminal background, and rental history checks. We only place residents who meet clear, consistent standards.
What areas do you serve?
Anne Arundel County is our primary service area, including Pasadena, Glen Burnie, Severna Park, Arnold, Millersville, Severn, Odenton, Crofton, Annapolis, Hanover, Gambrills, and Crownsville. We also take on select properties in Baltimore County, Howard County, and Prince George's County. If your property sits outside Anne Arundel County, call us and we will tell you honestly whether we are the right fit.
Do I stay in control of decisions about my property?
Yes. You set the parameters for spending, approvals, and tenant criteria. We handle the day-to-day and bring you anything that needs your call.
How and when do I get paid?
Rent is collected online and deposited directly to your account, typically by the middle of each month, with a clear statement of income and any expenses.
What happens in a maintenance emergency?
Residents reach a 24/7 emergency line. We dispatch vetted local vendors right away and keep you informed, with no surprise invoices.
How is Enclave different from the big regional companies?
We’re local and deliberately small. You get direct access to your manager, faster decisions, and someone who actually knows the Anne Arundel rental market.
